• Negotiating the purchase contract
• Reviewing replies given by the seller to pre-contract enquiries
• Negotiating a Transfer document
• Advising the buyer in respect of their mortgage offer: (if applicable)
• Preparing and sending the buyer a report on title (that is; a break down of all finding about the property)
• Proceeding to exchange of contracts and then completion of the purchase
• Preparing and submitting to HM Revenue and Customs the appropriate stamp duty forms and payment
• Registering the purchase and the mortgage (if applicable) at the Land Registry.

When acting for the Seller our work usually consist of the following:

• Taking instructions
• Investigating the title to the property
• Drafting the contract and preparing related documents
• Sending draft papers to the solicitors acting for the buyer
• Negotiating contracts and responding to additional enquires from the buyer’s solicitors
• Negotiating the transfer document
• Responding to requisitions raised by the buyer’s solicitors
• Proceeding to exchange of contracts and then completion of the sale
• Receiving sale proceeds and transferring funds to the seller, the estate agent and other relevant parties
